• North Side Industrial Development Company – DJS Ventures assisted this non-profit economic development organization in developing the SITE READY program funded by the US Environmental Protection Agency and several regional foundations.

• West Virginia Brownfield Assistance Center – DJS Ventures assisted this non-profit economic development organization in developing the SITE READY program funded by the US Environmental Protection Agency and several regional foundations.

• Power or 32/Benedum Foundation – Developed a needs assessment for a regional fund to assist with site development and infrastructure.   Assessment highlighted the gap between the value of office/industrial “pad-ready” sites and the costs associated with developing those sites.

• Clearfield County Economic Development Corporation – Developed a successful proposal to the US EPA for funding under the Community Wide Assessment Grant, assisted with selection of projects and grant administration.

• Pittsburgh Gateways Corporation – Incorporated and helped organize this non-profit organization and assisted in the acquisition of the former Connelley Trade School in Pittsburgh and redevelopment into an Energy Innovation Center focused on training, innovation, and commercialization of energy technologies.

• Commonwealth of Pennsylvania – Developed legislation and guidelines for $50 million of new programs for the Commonwealth of Pennsylvania including the Business Infrastructure Development Program, Incubator Development Program, and the Ben Franklin Partnership.

• Urban Redevelopment Authority of Pittsburgh – Managed the development of new business and real estate finance programs for the URA.  Worked with banks, community development corporations, staff and other stakeholders to reach consensus.   Aggressively marketed the programs, doubled loan production, and implemented a portfolio-monitoring program.

• City of St. Mary’s, PA  – Completed a market study for a new industrial park including defining the market area, market area characteristics, competitive analysis, assessment of market demand, and absorption analysis.

Clients of Our “One-Stop Shop” for Business Expansion

• Trinity Associates, LLP – DJS Ventures provided project management services to Trinity in the completion of a medical office building with a regional hospital  serving as anchor tenant. DJS Ventures managed the selection of the development team, managed the design and pricing of the project, secured all public approvals, negotiated all leases and financing, and oversaw the construction process.

• Fiore Motors, LLC – DJS Ventures provided project management services in the completion and expansion of a regional auto body facility in an urban area. DJS Ventures managed the selection of the development team, managed the design and pricing of the project, secured all public approvals, negotiated all leases and financing, and oversaw the construction process.

• Kubrick’s Enterprises – Co-own and manage the redevelopment of the historic Alcoa Research Center, a 200,000 sq.ft. facility in New Kensington, PA.   Re-position the properties for leasing, secure public/private financing, oversee the budget and renovation process.

• South Side Works – Assembled a development team, crafted a proposal, and was part of the winning team awarded development rights to a 30 acre brownfield site on Pittsburgh’s South Side. Directed development of a Master Plan and financing plan for a mixed-use urban campus including offices, retail, entertainment, housing, and structured parking.

• Pittsburgh Veterinary Specialists – DJS Ventures provided site selection and financial packaging services to this regional specialty veterinarian practice. DJS Ventures, working with the client, also secured bank and incentive financing.

• Trusco, Inc. – DJS Ventures provided site selection and financial packaging services to this maker of wood trusses primarily for the housing industry. DJS Ventures, working with the client, also secured bank and incentive financing.

• Pittsburgh Stage – DJS Ventures provided site selection and financial packaging services to this maker of stage equipment. DJS Ventures, working with the client, also secured bank and incentive financing.

• WISP Resort, Deep Creek, MD – DJS Ventures completed a feasibility analysis for the expansion of the WISP Ski Resort and surrounding land and amenities. Completed market analysis of competitive resorts, coordinated preliminary site planning, and drafted final report leading to resort expansion focusing on skiing and adventures sports.
